Reunion Grande Hotel

Reunion Grande Hotel, Kissimmee, Florida. An eighty-four (84) room condo hotel with basement. ballroom, meeting rooms, cart storage, back-of-house, swimming pool and other amenities. The main tower is twelve stories with 330,000 SF total gross area and full basement. Parts of the structure are fourteen stories. The structure is a cast-in-place concrete flat slab and shear wall system with interior concrete columns. There is a transfer slab above the lobby and administration areas at the second level. The fourteenth level is structured to support a swimming pool, spa, terrace and bar area overlooking the golf course. The construction cost of the building is estimated to over be $80 million. McElroy Engineering provided full Threshold Inspection Services and construction administration for the project.

Reunion Resort

Reunion Resort, Kissimmee, Florida. A Ginn Company golf resort with a condo hotel and four-unit and eight-unit townhomes. The resort also includes a golf clubhouse, gatehouses, comfort stations, a fitness building, pool facilities, check-in building, community building, cart barn, maintenance buildings, equestrian building and others. The structures varied, including reinforced masonry walls, structural steel, reinforced concrete, hollowcore planks, metal stud framing, premanufactured trusses and wood framing. The Heritage Crossing phase of this project consists of twenty-four 8-unit buildings with a total of 192 units. The total construction cost for the resort buildings is over $150 million.

Kissimmee City Centre Tower

Kissimmee City Centre Tower, Kissimmee, Florida. The project includes an eight-story residential office tower located in downtown Kissimmee. The total gross area of the building is approximately 207,000 SF. The lower two stories of the residential / office tower includes 275 parking spaces and some retail. The first two levels measure 180 feet x 288 feet. The upper six-stories consist of one story of office condo space and five stories of residential / condo which are 60 feet x 288 feet per level. The structure floor will be post-tensioned flat concrete slab with concrete columns and walls.

Grand Residences by Marriott – Baypoint

Grand Residences by Marriott – Baypoint, Panama City, Florida. The project includes an eight-story condominium building with 65 units and parking at the ground floor. The project has approximately 149,000 SF of elevated floor and 13,800 SF under building parking. The structural floor system is an 8″ post tensioned slab. Exterior walls between reinforced concrete walls and columns are light gauge metal stud framing. The roof framing is a flat concrete slab with overbuilt framing where required. The construction cost is approximately $26,000,000.

Westgate Check-In Facility

Westgate Check-In Facility, Orlando, Florida. The project includes a three-story check-in building with approximately 89,820 SF. The structural system at the floor is composite steel beams, composite metal deck and concrete topping. The roof construction is mostly pre-manufactured light-gauge metal trusses. The floor and roof framing is supported by steel columns and load bearing masonry walls. The construction cost is approximately $13,000,000.

Westgate Town Center Building 4000

Westgate Town Center Building 4000, Orlando, Florida. The project includes an eight-story residential tower with a total of 221 units. The total gross area is approximately 200,000 SF. The structure floor is a post-tensioned flat concrete slab with concrete columns and walls. Construction cost is estimated at $26,000,000.

Westgate Town Center Building 6100

Westgate Town Center Building 6100, Orlando, Florida. The project includes an eight-story residential tower with a total of 96 units. The structure floor is a post-tensioned flat concrete slab with concrete columns and walls. Construction cost is estimated at $22,000,000.

Westgate Town Center Plaza

Westgate Town Center Plaza, Orlando, Florida. The project includes a three-story mix-use plaza building with recreational, dining, kitchen, retail and other uses. The total gross area is approximately 130,000 SF. The building has a full basement and a tunnel structure from the plaza basement to an adjacent building. The roof slab of the structure supports a recreational terrace with water slides and shallow pools. The floor structure is a concrete beam and slab system with interior concrete columns and perimeter concrete walls.

Marriott Courtyard

Marriott Courtyard, Ocoee, Florida. The construction of this project has three phases. The first phase was a renovation of the existing roof to add a new mansard type overbuilt roof. The second phase was the demolition of an existing wing including new support framing for the remaining walkway. The final phase is a new 80-unit hotel with 47,000 SF. The structural floor system is 8″ hollow core planks with 8″ masonry bearing walls and structural steel transfer beams at the second level and roof support beams.

Marriott Courtyard Addition

Marriott Courtyard Addition, Cocoa Beach, Florida. The project is a four-story hotel addition with meeting rooms at the ground level and 24 units above. There are eight units per floor. The total area is approximately 24,000 SF. The structural system is a flat post-tension slab supported by reinforced masonry walls, post-tensioned transfer beams and concrete columns.

Isleworth Clubhouse Game Room Addition

Isleworth Clubhouse Game Room Addition, Windermere, Florida. The building is a two-story addition with 14,450 SF including a cart area at the basement level and a game area at the elevated floor. The construction included structural steel for both a vaulted hip roof and a new clerestory, exposed heavy timber trusses and rafters, prestress precast joists and soffit beams at the elevated floor and light-gauge metal trusses at the clerestory roof. This project required extra attention to details and coordination among team members.

Bonnett Creek Golf Clubhouse

Bonnett Creek Golf Clubhouse, Orlando, Florida. The project is a two-story structure which has approximately 20,624 SF. The basement has cart parking, storage, maintenance and staging along with an office. The upper level includes a kitchen, dining area, bar, restroom and pro shop. The construction is a flat concrete slab at the second floor supported by concrete columns and concrete walls. The roof framing is flat and framed with structural steel, joists, and metal deck supported by steel or concrete columns. The exterior walls at the tower elements are metal stud framing. A mechanical mezzanine to house HVAC equipment is included.
