Sunrail – Central Florida Commuter Rail Transit Canopies. Structural engineering and drawings for station canopies and other structures for the 61 mile/17 station Commuter Rail System. The structures consisted of architectural exposed steel construction which required special steel detailing by McElroy Engineering. Phase1, which includes 14 of the 17 canopies, has approximately 67,000 SF total roof area and 530 tons of structural steel canopies.
Reunion Grande Hotel, Kissimmee, Florida. An eighty-four (84) room condo hotel with basement. ballroom, meeting rooms, cart storage, back-of-house, swimming pool and other amenities. The main tower is twelve stories with 330,000 SF total gross area and full basement. Parts of the structure are fourteen stories. The structure is a cast-in-place concrete flat slab and shear wall system with interior concrete columns. There is a transfer slab above the lobby and administration areas at the second level. The fourteenth level is structured to support a swimming pool, spa, terrace and bar area overlooking the golf course. The construction cost of the building is estimated to over be $80 million. McElroy Engineering provided full Threshold Inspection Services and construction administration for the project.
Reunion Resort, Kissimmee, Florida. A Ginn Company golf resort with a condo hotel and four-unit and eight-unit townhomes. The resort also includes a golf clubhouse, gatehouses, comfort stations, a fitness building, pool facilities, check-in building, community building, cart barn, maintenance buildings, equestrian building and others. The structures varied, including reinforced masonry walls, structural steel, reinforced concrete, hollowcore planks, metal stud framing, premanufactured trusses and wood framing. The Heritage Crossing phase of this project consists of twenty-four 8-unit buildings with a total of 192 units. The total construction cost for the resort buildings is over $150 million.
Kissimmee City Centre Tower, Kissimmee, Florida. The project includes an eight-story residential office tower located in downtown Kissimmee. The total gross area of the building is approximately 207,000 SF. The lower two stories of the residential / office tower includes 275 parking spaces and some retail. The first two levels measure 180 feet x 288 feet. The upper six-stories consist of one story of office condo space and five stories of residential / condo which are 60 feet x 288 feet per level. The structure floor will be post-tensioned flat concrete slab with concrete columns and walls.
Grand Residences by Marriott – Baypoint, Panama City, Florida. The project includes an eight-story condominium building with 65 units and parking at the ground floor. The project has approximately 149,000 SF of elevated floor and 13,800 SF under building parking. The structural floor system is an 8″ post tensioned slab. Exterior walls between reinforced concrete walls and columns are light gauge metal stud framing. The roof framing is a flat concrete slab with overbuilt framing where required. The construction cost is approximately $26,000,000.
Westgate Town Center Building 4000, Orlando, Florida. The project includes an eight-story residential tower with a total of 221 units. The total gross area is approximately 200,000 SF. The structure floor is a post-tensioned flat concrete slab with concrete columns and walls. Construction cost is estimated at $26,000,000.
Westgate Town Center Building 6100, Orlando, Florida. The project includes an eight-story residential tower with a total of 96 units. The structure floor is a post-tensioned flat concrete slab with concrete columns and walls. Construction cost is estimated at $22,000,000.
Lakeland Regional Medical Center Pavilion for Women & Children, Lakeland, Florida. The project is an eight (8) story plus penthouse Women & Children’s Pavilion with 357,900 GBSF. The project includes a 13,000 SF concourse over two floors that will connect the Pavilion to the existing hospital. The project also includes a new auditorium, central energy plant, loading dock building and parking garage. The structure is a two-way post-tension concrete beam and flat slab supported by concrete columns and walls. The exterior is architectural precast concrete, curtain wall and metal panels. Cost of construction exceeds $255 million.
Celebration Hospital Patient Tower & Ancillary Addition, Celebration, Florida. The project is a 151,375 SF. five-story patient tower and a 50,480 SF, four-story ancillary addition at Celebration Health Hospital. The floor system is a two-way concrete beam and slab system supported by concrete columns. The exterior walls are metal stud walls with an 18” high concrete curb along the base of the walls. The foundation is concrete spread footings except along the existing building. Micro piles or augercast piles and concrete pile caps are required at new columns along the existing building. Project includes special detailing for architectural features. Estimate current construction cost is $70 million.
Celebration Hospital Patient Tower, Celebration, Florida. The project is a 223,049 GBSF patient tower addition which includes five (5) occupied levels with a penthouse. The estimated construction cost is $55 million. The floor system is a two-way concrete beam and slab system supported by concrete columns and walls. The top of floor elevations for the new structure match the existing floor elevations. McElroy Engineering provided full Threshold Inspection Services and construction administration for the project.
Baldwin Park Independent Living Center, Baldwin Park, FL. Phase I of the project includes three 5-story buildings with a total of 90 independent living units with up to 8 unit types, two 1-story amenity spaces between 5-story buildings, two cooling plant enclosures, one trash enclosure, covered parking (carports), pool building, perimeter site wall/fence foundation design and signage walls. Phase II project includes three five-story buildings with a total of 73 independent living units with up to 10 unit types along with carports for approximately 67 spaces. Phase II also includes one 2-story dining/amenity space between buildings five-story buildings. The structure is a two-way post-tension slab supported by concrete columns with infill masonry walls. The cost of construction exceeds 20 million.
Winter Park Towers Independent Living Apartments, Winter Park, Florida. The project is one (1) four-story and one (1) five-story apartment building with a total of 54 apartment units and a new bridge from the garage to an existing tower. The structure is a two-way post-tensioned floor slab supported by concrete columns with infill concrete block walls or one-way post-tensioned floor slab with masonry bearing walls. The construction cost is estimated to be $20 million with parking structure. McElroy Engineering provided full Threshold Inspection Services and construction administration for the project.
